Spring Home Maintenance Checklist for Homeowners
Spring is a damage assessment season. Winter has already done whatever it was going to do; the job now is to find it before summer heat and storms compound it.
Start with the envelope
The roof, gutters, and grading take the worst of winter.
- Inspect the roof from the ground with binoculars and from inside the attic
- Clear gutters and confirm downspouts discharge well away from the foundation
- Check flashing at chimneys, valleys, and skylights
- Look for foundation cracks and settled grading
- Reseal exterior wood, decking, and masonry as needed
Service cooling before you need it
Book the air conditioner tune-up in March or April. By the first heat wave, contractor schedules are booked out for weeks and emergency pricing applies.
- Professional AC tune-up and coil clean
- Fresh filter and clear condensate drain line
- Two feet of clearance around the condenser
- Test the thermostat program for the cooling season
Water systems and exterior
- Reopen and test exterior spigots for freeze splits
- Start and audit the irrigation system zone by zone
- Inspect and service pool equipment
- Wash windows and inspect seals for fogging
Document as you go
Photograph each area you inspect and file the images with the date. Spring photos are the baseline that makes any later storm claim straightforward to prove.
